Mubadala, Kerzner Launch Private Residences on Al Maryah Island

Mubadala, the sovereign investor of Abu Dhabi, and Taraf, the real estate arm of UAE-based investment holding company Yas Holding, have revealed a collaboration with Kerzner International Holdings, a standalone developer and operator of luxury hospitality and residential assets, to launch a new series of One&Only Private Residences on Al Maryah Island, Abu Dhabi.
Located in one of Abu Dhabi's top waterfront locations, the project will provide residents with immediate access to the vibrancy and connections of Al Maryah Island, while fostering a more secluded living experience focused on landscapes, wellness, services, and scenery.
The structure will additionally be directly linked to The Galleria, granting residents effortless entry to the island’s shopping, dining, and lifestyle options.

The contract was executed by Ali Eid AlMheiri, Executive Director, Diversified Assets, UAE Investments Platform at Mubadala, Low Ping, Group Chief Executive Officer of YAS Holding, and Philippe Zuber Chief Executive Officer of Kerzner International, at LIVEX 2026 during a ceremony attended by Dr Bakheet Al Katheeri, Chief Executive Officer of Mubadala’s UAE Investments platform, Wissam El Dik, Chief Development Officer of Taraf Development, and Juan Aguilar, President of Real Estate, Kerzner International.
The collaboration unites Mubadala’s position as the principal developer and guardian of Al Maryah Island, Taraf’s design-focused development methodology, and One&Only’s unique perspective on ultra-luxury hospitality and residential experiences.
The project is a key aspect of Al Maryah Island's ongoing growth, as Mubadala collaborates with top partners to enhance the area's residential and lifestyle options.
The design has been created explicitly in reaction to its environment. Standing about 230m tall with 44 stories, the tower is strategically located to enhance views of the Arabian Gulf, nearby canals, and the Abu Dhabi skyline. A subtle architectural palette featuring warm terracotta hues, champagne-colored metals, and glass reflects the shifting light and essence of the city.
Central to the project is an elevated environment and recreational hub, uniting gardens, terraces, wellness areas, and social venues above the urban space. Created to enhance the residential experience instead of serving as a typical amenity level, it fosters a feeling of escape while staying linked to the broader area, it noted.

Ping stated that this collaboration combines Mubadala’s long-term goals for Al Maryah Island, TARAF’s design and development strengths, and Kerzner’s ability in establishing One&Only destinations, with a common goal of creating a place of enduring importance.
